05.Methodology: 5 steps to secure your acquisition

Step 1 — Strategic framing (4-8 weeks). In-depth interviews to understand your wealth vision, constraints (tax, family, professional), overall budget (acquisition + works + long-term maintenance), timeline. Drafting a structured specifications document, investment plan, scenarios.

Step 2 — Active sourcing (8-24 weeks). Activation of our network (18 partner notarial offices, 14 family offices, 32 national offices). Identification of 8-25 potential properties, shortlisting according to your criteria. Pre-visits and initial filtering.

Step 3 — Multidisciplinary audit (3-8 weeks). On the final shortlisted property, full audit: heritage or consulting architect, structural engineer, thermal study office, MH expert if applicable, specialised notary (title, easements, pre-emption rights), tax specialist (optimal structuring), accountant, market expert (off-market comparables). 60-150 page report with quantified scenarios.

Step 4 — Negotiation and signing (4-12 weeks). Negotiation strategy developed according to vendor profile. Buyer presentation if required (CV, project, intentions). Step-by-step negotiation, adjustments according to audit. Preliminary contract (protective amendments, suspensive conditions), legal deadlines clearance, final deed.

Step 5 — Post-acquisition support (ongoing). Coordination of works and restoration if needed (3-36 months depending on scope), final legal structuring (SCI, holding, GFA), annual tax optimisation, rental or residential management, succession planning, value monitoring.

06.Pricing grids and remuneration models

Our firm offers two remuneration models at the client’s choice.

Fixed fee model (recommended for audit and wealth advice): €8,000 to €35,000 depending on mission scope. Advantage: full transparency, maximum independence (our fee is not linked to purchase price). Includes: strategic framing, audit of existing portfolio or targeted property, strategic plan, quantified recommendations. Excludes: fees of appointed experts (architect, tax specialist, etc.) billed separately.

Percentage model (recommended for off-market sourcing and negotiation): 1.5 to 3% excl. VAT of acquisition price, capped as agreed. Advantage: full alignment of interests (your negotiation savings often cover our fees). Includes: full sourcing, multidisciplinary audit, negotiation, signing, post-acquisition support for first 6 months. Excludes: notary fees, registration duties, external expert fees.

Portfolio management fees: annual flat fee €30k-180k for €5-50M portfolio, or 4-8% of turnover if operating (hotel, winemaking, events).

Transparency: our fees are contractually agreed at mandate signing. No hidden commissions on seller side, no kickbacks. Our independence is our primary asset.
