Scope of Legal Intervention

Before preliminary contract — review of promise, capacity verification, option lifting, analysis of ongoing leases.

Preliminary contract — drafting or amendments, suspensive clauses, guarantees, schedule, escrow deposits.

Is the notary you propose independent?
Yes. No capital links. The notary is paid by statutory fees plus discretionary fees in line with prestigious market standards.
How much does the legal support cost?
Coordination flat fee from €3,500 to €7,500 excl. VAT depending on complexity. Notary fees: transparent scale. Tax expert fees: €1,500 to €4,000 excl. VAT (written report). Lawyer fees (if required): €250 to €450 excl. VAT per hour.
Can you intervene after I have signed a preliminary contract?
Yes, as far as possible. Urban planning, tax and mortgage review periods are still running — we can use them to add suspensive conditions or amendments (with seller’s agreement).
What do you do if a risk is discovered after the preliminary contract?
Depending on the nature: use of suspensive conditions, formal letter to the notary, or negotiation of an addendum or discount. In extreme cases, support for exercising the right of withdrawal (private buyers).
Do you work on acquisitions by foreigners?
Yes. We regularly handle files for European, Swiss, British, and American resident buyers. For non-European non-residents, specific declarations (AML, Bercy) are required — we prepare these with the notary.
