Why a professional buyer negotiator makes all the difference

In France, the agent presenting the property always represents the seller. You face alone a seller’s setup which, for properties over €3M, includes: prestige agent, family office, tax advisor, sometimes private bank.

Four-phase negotiation method

Phase 1 — Diagnosis: analysis of the energy performance certificate (DPE), urban planning, co-ownership, property history over 5 years (number of times relisted, initial price).

Phase 2 — Written strategy: buyer’s floor price, ceiling price, margin on fees, priority clauses.

Phase 3 — Negotiation: formal offer letter, framed counter-offer, no emotional pressure on seller, fixed compromise-to-deed timeline.

Phase 4 — Securing: additional inspections, suspensive conditions for loan + urban planning + mortgage status, balanced penalty clauses.

Our model is strictly aligned with your interest:

- Opening fee (deductible): €2,500 to €5,000 excl. VAT. - Success commission: 25% of the negotiated savings compared to the listed price, capped at 4% excl. VAT of the net signed price.

Example: property listed at €6M, negotiated to €5.3M. Savings €700K × 25% = €175K excl. VAT, cap 4% × €5.3M = €212K. Fee due: €175K excl. VAT.

If no savings: only the opening fee is due.

Can you negotiate on a property I have already identified alone?
Yes. We regularly take mandates on properties viewed by clients through agencies. As long as no formal offer has been signed, we can intervene.
What suspensive clauses do you add?
At minimum: loan, urban planning (positive planning permission), compliant mortgage status, certificate of absence of easements, satisfactory diagnostics. Depending on the property: geotechnical study, Bâtiments de France certificate, asbestos removal.
Do you work simultaneously with another negotiator?
No. The negotiation mandate is strictly exclusive on the property concerned. This avoids parasitic counter-offers that drive up the seller’s price.
Does the seller know I am represented?
Yes, from the first formal offer. This strengthens our position and accelerates negotiation, as prestige sellers know they cannot "play" with a professionally represented buyer.
Can we sign a compromise without a lawyer?
Yes, but we strongly advise against it for properties over €2M. Our legal team systematically reviews the compromise and proposes amendments within 48 hours.
