From how many properties is your service relevant?
From 3 significant properties (> €800K each) or a total portfolio exceeding €4M. Below that, occasional biannual monitoring suffices.
How are your fees structured?
Annual flat fee ranging from 0.15% to 0.35% of the portfolio’s market value, with a minimum of €12,000 excluding VAT per year. Fees for exceptional operations (acquisition, sale, restructuring) are invoiced separately, according to a dedicated scale.
Are you independent from private banks?
Yes. No retrocessions, no remunerated business introductions. Our advice is strictly independent and documented (in line with the MiFID directive).
Can you also manage the rental of my properties?
Pure rental management is entrusted to our "Private Concierge" and "Airbnb Concierge" teams. Our asset management unit oversees the overall strategy, not the daily operations.
What happens in the event of the client’s death?
Our mission includes an inheritance protocol (transfer of the file to the appointed notary, briefing heirs, continuity of management if requested). This continuity is specified from the engagement letter.
