Alsace Wine Route Real Estate Consulting: Exceptional Vineyards

Eguisheim, Riquewihr, Kayserberg, Bergheim: France’s most beautiful villages shelter unique transferable vineyards.

The Alsace Wine Route, stretching 170 km from Marlenheim to Thann, passes through 73 villages including 7 classified as "Most Beautiful Villages of France." Each year, 4 to 8 vineyards change hands, mainly within families. Typical price range: €2.5 to €12 million depending on attached land (1 to 30 hectares of Riesling, Gewürztraminer, Pinot Gris, Pinot Noir, sometimes Grand Cru). Our firm reviews each case with a consulting oenologist and an independent SAFER notary.

In-depth analysis

Alsace Wine Route Real Estate Consulting: Exceptional Vineyards

Why buy a vineyard in Alsace?

1. Multi-generational heritage: highly advantageous Dutreil viticultural transfer regime.

2. Undervalued compared to Burgundy, Bordeaux, Champagne: 60 to 80% cheaper per hectare for equivalent AOC.

3. Growing export market: Alsace is France’s 3rd largest white wine exporting region (Germany, USA, UK).

4. Presence of Grand Crus: 51 Grand Cru classified lieux-dits, land value tripled versus Vin de Pays.

The 7 most prestigious villages

Eguisheim — Most Beautiful Village of France 2013, medieval historic centre, home to Trimbach and Kuentz-Bas.

Riquewihr — “Pearl of the vineyard”, intact ramparts, prized clos on the Schoenenbourg.

Kayserberg — birthplace of Albert Schweitzer, presence of Faller, Boxler.

Bergheim — Grand Cru Altenberg, Marcel Deiss estate.

Turckheim — 5 km from Colmar, fortified old town.

Wettolsheim — cradle of Lacômes Pinot Gris.

Ribeauvillé — historic Republic of the Ménétriers, prestigious medieval market.

Winegrower status, SAFER, transfer

Acquiring a vineyard requires:

- SAFER qualification (Land Development Company): possible examination if viticultural training / partnership with a merchant.

- JA status (Young Farmer) if under 40 and newly established: ANJA aid, social contribution exemptions.

- Dutreil viticultural transfer: 75% abatement on vineyard land value for family transfers, subject to commitment conditions (4 years collective + 4 years individual).

Our legal team structures this aspect upstream of the preliminary contract.

How many vineyards change hands annually?
4 to 8 full vineyard transactions over €2.5 million per year on the Wine Route. The market is closed and very family-oriented. 90% off-market.
